Dawn sees 'young' surface on giant asteroid Vesta

ScienceDaily (Oct. 31, 2012) ? Like a Hollywood starlet constantly retouching her makeup, the giant asteroid Vesta is constantly stirring its outermost layer to present a young face. Data from NASA's Dawn mission show that a form of weathering that occurs on the moon and other airless bodies we've visited in the inner solar system does not alter Vesta's outermost layer in the same way. Carbon-rich asteroids have also been splattering dark material on Vesta's surface over a long span of the body's history.

The results are described in two papers released today in the journal Nature.

"Dawn's data allow us to decipher how Vesta records fundamental processes that have also affected Earth and other solar system bodies," said Carol Raymond, Dawn deputy principal investigator at NASA's Jet Propulsion Laboratory, Pasadena, Calif. "No object in our solar system is an island. Throughout solar system history, materials have exchanged and interacted."

Over time, soils on Earth's moon and asteroids such as Itokawa have undergone extensive weathering in the space environment. Scientists see this in the accumulation of tiny metallic particles containing iron, which dulls the fluffy outer layer. Dawn's visible and infrared mapping spectrometer (VIR) and framing camera detected no accumulation of such tiny particles on Vesta, and this particular protoplanet, or almost-planet, remains bright and pristine.

Nevertheless, the bright rays of the youngest features on Vesta are seen to degrade rapidly and disappear into background soil. Scientists know frequent, small impacts continually mix the fluffy outer layer of broken debris. Vesta also has unusually steep topography relative to other large bodies in the inner solar system, which leads to landslides that further mix surface material.

"Getting up close and familiar with Vesta has reset our thinking about the character of the uppermost soils of airless bodies," said Carle Pieters, one of the lead authors and a Dawn team member based at Brown University, Providence, R.I. "Vesta 'dirt' is very clean, well mixed and highly mobile."

Early pictures of Vesta showed a variety of dramatic light and dark splotches on Vesta's surface. These light and dark materials were unexpected and now show the brightness range of Vesta is among the largest observed on rocky bodies in our solar system.

Dawn scientists suspected early on that bright material is native to Vesta. One of their first hypotheses for the dark material suggested it might come from the shock of high-speed impacts melting and darkening the underlying rocks or from recent volcanic activity. An analysis of data from VIR and the framing camera has revealed, however, that the distribution of dark material is widespread and occurs both in small spots and in diffuse deposits, without correlation to any particular underlying geology. The likely source of the dark material is now shown to be the carbon-rich material in meteoroids, which are also believed to have deposited hydrated minerals from other asteroids on Vesta.

To get the amount of darkening we now see on Vesta, scientists on the Dawn team estimate about 300 dark asteroids with diameters between 0.6 to 6 miles (1 and 10 kilometers) likely hit Vesta during the last 3.5 billion years. This would have been enough to wrap Vesta in a blanket of mixed material about 3 to 7 feet (1 to 2 meters) thick.

"This perpetual contamination of Vesta with material native to elsewhere in the solar system is a dramatic example of an apparently common process that changes many solar system objects," said Tom McCord, the other lead author and a Dawn team member based at the Bear Fight Institute, Winthrop, Wash. "Earth likely got the ingredients for life -- organics and water -- this way."

Launched in 2007, Dawn spent more than a year investigating Vesta. It departed in September 2012 and is currently on its way to the dwarf planet Ceres.

JPL manages the Dawn mission for NASA's Science Mission Directorate in Washington. Dawn is a project of the directorate's Discovery Program, managed by NASA's Marshall Space Flight Center in Huntsville, Ala. The University of California at Los Angeles (UCLA) is responsible for overall Dawn mission science. Orbital Sciences Corp. in Dulles, Va., designed and built the spacecraft. The German Aerospace Center, the Max Planck Institute for Solar System Research, the Italian Space Agency and the Italian National Astrophysical Institute are international partners on the mission team. The California Institute of Technology in Pasadena manages JPL for NASA.

Mechanism found for destruction of key allergy-inducing complexes, researchers say

ScienceDaily (Oct. 28, 2012) ? Researchers have learned how a synthetic molecule destroys complexes that induce allergic responses -- a discovery that could lead to the development of highly potent, rapidly acting interventions for a host of acute allergic reactions.

The study, published online Oct. 28 in Nature, was led by scientists at the Stanford University School of Medicine and the University of Bern, Switzerland.

The new inhibitor disarms IgE antibodies, pivotal players in acute allergies, by detaching the antibody from its partner in crime, a molecule called FcR. (Other mechanisms lead to slower-developing allergic reactions.)

"It would be an incredible intervention if you could rapidly disconnect IgE antibodies in the midst of an acute allergic response," said Ted Jardetzky, PhD, professor of structural biology and senior investigator for the study. It turns out the inhibitor used by the team does just that.

A myriad of allergens, ranging from ragweed pollen to bee venom to peanuts, can set off IgE antibodies, resulting in allergic reactions within seconds. The new inhibitor destroys the complex that tethers IgE to the cells responsible for the reaction, called mast cells. Severing this connection would be the holy grail of IgE-targeted allergy treatment.

The first time a potential allergen enters the body, some people respond by making allergen-specific IgE antibodies. These antibodies stick around long after the initial allergen is cleared from the body. Most of the antibodies get snagged by IgE-specific receptors called FcRs, which are exposed on the surface of mast cells. The mast cells are then primed to react the next time a person encounters the allergen.

Dissociation of this IgE-FcR interaction is a sought-after goal of allergy treatment for a good reason: IgE-coated mast cells are grenades of histamine, and re-encountering the allergen is equivalent to pulling out the clip. When an allergen makes a return visit, it binds to the pre-loaded IgE on the mast cell surface, triggering the release of inflammatory mediators -- including histamine -- that promote the allergic response. As allergy sufferers are well aware, these nasty reactions can occur within a matter of seconds. In a severe allergic response, sudden anaphylactic shock and death can be the result.

The key to actively disabling the allergic response lies in the separation of IgE from the FcRs on the surface of mast cells. But separating these dangerous couples is a tall order because their interaction is extremely stable -- sensitizing the mast cells for weeks. Currently available treatment using omalizumab (an anti-IgE antibody sold under the trade name Xolair) can block new interactions between IgE and FcR, but it is not designed to pry the molecules apart once they've formed a bond on the surface of a mast cell. So Xolair can dampen the allergic response, but as stated on the product's website: "Xolair is not a rescue medicine and should not be used to treat sudden asthma attacks."

While simply blocking IgE binding is helpful for some allergy sufferers, when it comes to the rapid quenching of an acute allergic response, "what you'd really like to do is get rid of it," said Jardetzky. Along with scientists at the University of Bern, his team discovered that an engineered protein inhibitor called DARPin E2-79 stripped IgE from the mast cell receptor. Using this inhibitor, "an interaction that normally lasts for hours or days in terms of its stability is stripped off in a matter of seconds," said Jardetzky.

DARPin E2-79 is one of a family of engineered inhibitors containing protein-binding regions called ankryin repeats. While Jardetzky's group was using structural biology and biophysical approaches to probe the weak spots in the IgE-FcR interaction, scientists at the University of Bern were tinkering with DARPins that dampened IgE's disastrous effects. The collaboration of the two groups resulted in the characterization of DARPin E2-79, an inhibitor that goes beyond mere blockade to actively disassemble the IgE-FcR power couple.

Jardetzky's group solved E2-79'S structure and used this information to model its interaction with the IgE-FcR pair. Then, using sensitive biochemical techniques that detect step-by-step binding interactions between molecules, the teams were able to tease out the mechanism that the inhibitor uses to break the IgE-FcR bond.

The researchers found that E2-79 hastens the separation of the two molecules by taking advantage of a moment of weakness in the relationship between IgE and FcR. IgE maintains its interaction with FcR using two contact points, and occasionally one of these points releases while the other one keeps the pair together. Normally this brief looseness isn't enough to separate the couple, but E2-79 can swoop into the small space between them, effectively driving the couple apart.

While E2-79 is the first molecule to display these IgE stripping characteristics, Jardetzky hopes that this work will stimulate the discovery of smaller compounds capable of working even more efficiently. Drug developers generally expect large macromolecules like E2-79 to be less potent than small molecule inhibitors and unlikely to be able to disrupt complexes, so the fact that E2-79 worked so well was a surprise. Small molecules are more amenable to oral administration, and are easier and cheaper to manufacture than large macromolecules. "Now we're in the hunt for a small molecule that could have this kind of activity. That would be the real hit," said Jardetzky.

The discovery of E2-79's mechanism of IgE inhibition could lead to rapid discoveries from other labs as well. Now that scientists know what mechanism to look for, they may be inspired to dig back through freezers full of IgE inhibitors that were identified years ago, said Jardetzky. In the light of techniques described in this study, perhaps once-neglected inhibitors will show new promise in the treatment of allergic disease.

The study's primary authorship was shared between Beomkyu Kim, PhD, a Stanford graduate student, and Alexander Eggel, PhD, at the University of Bern. The other Stanford co-author is research assistant Svetlana Tarchevskaya.

The study was funded by the National Institutes of Health, the American Asthma Foundation and the Swiss National Science Foundation.

Hugh Jackman: My mom abandoned me

Lisa Maree Williams/Getty Images

By Bruna Nessif, E! Online

Unfortunately, Hugh Jackman has felt pain and loss at a very young age.?The award-winning actor shared the story of being abandoned by his mother, Grace, when he was only 8 years old and living with his two brothers and two sisters in Sydney.

Jackman tells Australian Women's Weekly his mom decided to move back to the U.K., and broke the news through a telegram the following day. It wasn't until he was around "12-13" years old that the now-Hollywood star realized his mother wasn't coming back.

Wolverine dances "Gangnam Style"!

"One of the main things I remember is that horrible feeling that people were talking about you and looking at you because it was odd for the mother to leave," he said.

"The thing I never felt, and I know this might sound strange, I never felt that my mum didn't love me. I've spoken about it at length with her since and I know she was struggling. She was in hospital after I was born suffering from post-natal depression," he added. "There wasn't a support network for her here."

Happy birthday, Hugh!

Jackman -- who recently celebrated his 44th birthday?-- ?has two beautiful children, Oscar, 12, and Ava, 7, with wife Deborra-Lee Furness, and he shares that becoming a parent helped him understand the type of pressures his mother was under.

In case you didn't know, Hugh Jackman's a movie star!

"I think having kids of your own just adds another level of empathy and understanding," he says. "And there comes a certain point in life when you have to stop blaming other people for how you feel or the misfortunes in your life."?

Lull in fighting between Israel, Gaza militants

JERUSALEM (AP) ? A deadly flare-up in fighting between Israel and Gaza's militant Hamas group subsided on Thursday after Egypt helped to restore calm ahead of a major Muslim holiday.

Weeks of simmering violence had intensified on Tuesday night, when rocket fire from Gaza drew Israeli airstrikes that killed two Palestinian militants. The hostilities came to a boil Wednesday, when militants fired some 80 rockets and mortars at southern Israel, and Israeli aircraft struck Gaza four times. In all, four Palestinians, including three militants, were killed in the fighting and two foreign workers in Israel were critically wounded.

The rocket and mortar fire stopped altogether overnight, though one projectile landed in southern Israel on Thursday morning, causing no damage. The military said it last struck Gaza on Wednesday morning. The violence ebbed as Muslims began preparing for the Eid al-Adha holiday, which begins on Friday.

Both sides confirmed Egyptian involvement in ending the fighting.

Under longtime leader Hosni Mubarak, Egypt had played an important role in halting multiple outbreaks of hostilities between Israel and Gaza militants. The new government of Egyptian President Mohammed Morsi who belongs to Hamas' parent movement, the Muslim Brotherhood, kept up the tradition.

Israeli defense official Amos Gilad told Army Radio on Thursday that Egyptian security forces have "a very impressive ability" to convey to the militants that it is in their "supreme interest not to attack."

Hamas spokesman Ayman Taha said Egypt conveyed Israel's desire to contain the violence.

"We said we'll abide by the calm if the occupation abides," he said. "It happened over the phone with Egyptian intelligence."

Hamas, which has killed hundreds of Israelis in suicide bombings and other attacks, has largely avoided attacks since a devastating Israeli military offensive nearly four years ago. It remains virulently anti-Israel but has sought to keep things quiet as it consolidates control of Gaza, which it violently overran five years ago.

Still, it is under pressure from smaller groups to prove that it remains in confrontation with the Jewish state.

Israeli Foreign Minister Avigdor Lieberman suggested the visit Tuesday of Qatari's leader to Gaza ? the first by a head of state to the territory since it came under Hamas rule ? emboldened Hamas to clash this week with Israel by bolstering the group's legitimacy.

1 - How hasn't it?
2 - not really any different from the social responsibility of anyone else
3 - it's an over-saturated industry
4 - It can, but it also cannot depends on the message
5 - media loves society, if you're wonder about the which effects people the most it would be whichever has the clearest message
6 - design is everywhere, it's importance can vary greatly from street signs to candy wrappers
7 - I can't imagine life without design, it's somewhat integral to life
8 - yes, depending on who is defining ethical
9 - being ethical is easy, follow the golden rule and whatever
10 - no.
11 - at times.
12 - I believe society loves my work, society/trends/innovations effect everyones work, you have to grow with what's happening
13 - deliver a clear message
14 - does it matter if they're deemed underprivileged or not? they want to learn, I have no qualms about teaching them.
15 - I do work for a couple local NPOs

1. You get to answer that one.
2. Everyone has a social responsibility, not just designers. The biggest would be to tell the truth. Hopefully not half truths or inflated statements.
3. Absolutely not. You will be lucky to get a job as a graphic designer. Consider that Entry Level is a 4 year degree and at least 2 years of working in the industry. Don't wait until you are out of school to start.
4. Graphic design has the effect it is designed to have. Hatemongers use graphic design to get their message across just as any other group or corporation would. The current glut of bad design has sure made for many eyesores out there in everything from billboards to grocery market shelves. That can't be good for society.
5. All forms. Depends on where you live. Plugged in iCrap users are not going to be affected so much by a newspaper as someone who might not have access to an iCrap device would be. Etc. ad nauseum.
6.You get this one too.
7. You can't even build a snowfort without first coming up with a design. It might be on-the-fly design but the thought process is there.
8. Yes.
9. Ethical rules of design or ethics in general? Ethics and integrity are becoming rare commodities out there.
10. Not really.
11. No.
12. Society doesn't affect the work I do. It affects the direction of trends, likes, dislikes. You can go with it or decide not to.
13. You tell me.
14. nope. Teachers have my utmost respect. Underprivelaged or not, who cares if they want to be taught.
15. Not applicable. I don't design in that capacity.

Here's mine - i didn't answer them all because you can definitely handle some of these.

2. What is the Social Responsibility of a graphic designer?
Social responsibility. Interesting. I struggle with this a bit on a daily basis. Being one of the players who is working on innovation in technology - something I struggle with is knowing that there are times, when the work I do, is contributing to man-kind's growing lack of knowledge. The more we rely on technology to do work for us, the less we are capable of doing ourselves. And this, I feel, is partially in my hands with the work I do.

3. Is there a job shortage within graphic design?
Not sure I'd say job shortage. I'd agree with the others - the industry is overly saturated with a lot of folks who think the industry is different than it actually is.

4. Do you think graphic design has a positive effect on society?
I think graphic design has an effect on society. Whether it's positive or negative depends on the design.

5. What form of media affects society the most?
Whatever form the society connects with at the time. My grandparent's generation it would have been newspaper or radio. My parent's generation - maybe TV and still a newspaper. My generation - applications, facebook, social media ... you get the point.

6. Would you describe design important in everyone?s life?
I think design is incredibly important, but is also invisible. People don't typically walk around commenting on design (unless they themselves are designers or work with them).

7. Do you think that life would be different without design?
Not sure life is possible without design. Design is typically inclusive of the thoughts you have to plan something out. Can't have life without thought.

8. Do you follow all ethical guidelines?
I guess - I follow what my company values, what I personally value and what I need to do to stay true to myself and my family.

10. Have you ever found yourself in a situation where you found yourself questioning your ethical standing?
Sure. I guess we've likely all been at a place where we had to decide where we stood on ethics.

11. Have you ever found yourself questioning your superior?s ethical standing?
Ha! I'm sure in this case, many of us have questioned a lot of things about our superiors.

12. How has society affected your work as a designer?
Society follows trends, and has a certain level of understanding and comfort with technology as a whole. In my world - their level of comfort and understanding dictates what I can and cannot do within the design of a new technology.

5. What form of media affects society the most?
Whatever form the society connects with at the time. My grandparent's generation it would have been newspaper or radio. My parent's generation - maybe TV and still a newspaper. My generation - applications, facebook, social media ... you get the point.
It isn't generational. It's based on location in the world and social strata. Today there are still some people who are lucky to get any kind of media based information. To some, a newspaper today would be a revelation.
Very soon, there will be those that can afford the technology and those who can't.

Very true, it vary's from target market to target market is what Cre8tive is trying to say, I think...

Thing that makes me twitch: when to use affect vs effect.

1. More ways than humans realize. Every era in history contains minor and major examples - consumer, political, entertainment, religious, functional.
2. It may depend on the project at hand but ultimately our job is not to be priests and dictators.
3. In general, no. Anyone with a computer thinks they're an artist these days. They can turn it on and push the buttons but lack basic color theory, drawing skills, critical thinking, simple math and writing skills. Sadly, our current economy has dictated these same "artists" are perfect for their company budget wise and it shows in the garbage they produce on a daily basis. Meanwhile, those with experience are stupidly pushed aside so there is definitely a job shortage for them.
4. It can depending again on what it is.
5. A century ago, it was the newspaper. It progressed to the radio, then television, magazines and currently, it's the internet. It's amazing just how many needy/lonely people are out there that must be "connected" to fill their empty souls.
6. It's important if it serves a function. Otherwise, it can also simply sooth the soul with pretty pictures and text and sometimes that's all you need.
7. Probably but I think humans would end up communicating through pictures and color anyway so it all begins with that.
8. Within the common sense parameters of life then yes. However, the dark side of human nature can pull anyone of us into the murky pit of deception at any given time.
9. There is no "hardest" ethical rule. Either you're true to yourself and beliefs or you are not. You suffer or celebrate the consequences of your choice (or make life miserable for others).
10. Sometimes. I think everybody does at any given minute. Of course there exist those humans who want to rule the world and ..... film at eleven.
11. Yes.
12. Early on, I may have been but as time goes on, you do the best that you can and practice your craft. If it can bring happiness to yourself and others then so be it. Life experiences shape our pathways.
13. Remain truthful and not insult our intelligence.
14. No. Huh?
15. No but I've produced numerous designs over the years that were specifically for inner cities, churches, schools. I'm a graphic designer and these happened to be projects I worked on.

This question is an interesting one. Almost worth a paper in itself. It's funny how the current generation considers newspapers and magazines to be past and the internet is the new media for the generation. It may well be. In the 'first world'. Not everyone is connected. Not everyone needs to be connected. Not everyone wants to be connected.
How accessible is the internet to people who can't buy a computer? Or have no cable or phone access?

Aetna's 3Q profit climbs 2 pct, tops forecasts

Aetna Inc.'s third-quarter earnings rose 2 percent as lower-than-expected health care use and revenue gains helped the insurer trump Wall Street expectations.

The Hartford, Conn., company recorded a $96 million pretax benefit in the third quarter because claims left over largely from the previous quarter came in lower than expected, which allowed the insurer to release money it had held in reserve. Competitor UnitedHealth Group Inc. reported a similar benefit when it announced earnings last week.

Health insurers have said over the past several quarters that slower-than-expected growth in health care use has helped their performances. The third-quarter benefit recorded by Aetna was smaller than the total from last year's quarter, but it showed that the trend hasn't run its course yet.

Industry observers say people tend to rein in their health care expenses for a few years following a tough recession. That means they put off doctor visits or elective procedures, and that leads to fewer medical claims for insurers.

Aetna Chief Financial Officer Joe Zubretsky said in an interview the insurer saw "incredibly low" health care use in the last two years in particular. Even so, he said the trend has an elastic element to it, and they expect use to bounce back as the economy improves.

"There's no gravitational pull that says it needs to get back there, we just think it's prudent in this very distressed economy to assume that utilization will continue to come back to pre-2009 levels," he said.

Aetna earned $499.2 million, or $1.47 per share, in the three months that ended Sept. 30. That's up from $490.4 million, or $1.30 per share, in last year's quarter. Adjusted earnings totaled $1.55 per share when excluding capital gains and costs tied to early debt payments and Aetna's pending acquisition of Coventry Health Care Inc.

That easily topped the average analyst forecast of $1.33 per share, according to FactSet.

Total revenue climbed 5 percent to $8.92 billion. Analysts expected $8.83 billion.

Aetna's health care premiums rose 7 percent to $7.25 billion in the quarter, and cost cutting helped its performance as operating expenses fell 10 percent.

The insurer said in August that it would spend $5.7 billion to buy Coventry Health Care, a Medicare and Medicaid coverage provider in a deal expected to close in the middle of next year. Aetna recorded in the third quarter a charge of 4 cents per share tied to that deal.

It also recorded a loss of 7 cents per share tied to the early payoff of some long-term debt.

The company's health insurance enrollment slipped less than 1 percent to about 18.2 million people compared to last year's quarter.

Aetna is the third-largest commercial health insurer based on enrollment, trailing WellPoint Inc. and UnitedHealth. Health insurance is Aetna's main product. Much smaller parts of its business offer dental, group life and disability coverage.

Aetna also said Thursday that it now expects 2012 adjusted earnings of about $5.10 per share after previously forecasting earnings of $5 to $5.10 per share. Analysts had expected $5.08 per share.

Zubretsky told analysts Thursday morning that the company expects 2013 earnings per share to grow off of its 2012 projection. He added that they will provide specifics about the forecast at the insurer's investor conference in December.

Company shares climbed 50 cents to $44.45 in Thursday morning trading, while broader trading indexes rose less than 1 percent. Aetna's stock price is up about 5 percent so far this year.

Liz Taylor tops list of highest earning dead stars

Elizabeth Taylor surpassed Michael Jackson as the highest-earning dead celebrity in the past year, with her estate pulling in $210 million, much of it from the auction of her jewels, costumes and artwork, Forbes said on Wednesday.

Jackson, who died in 2009, dropped into second place with earnings of $145 million, followed by Elvis Presley with $55 million.

In addition to the Taylor auction, which totaled $184 million, the actress, who passed away in 2011 at the age of 79, also earned $75 million from sales of her top selling perfume White Diamonds.

"The rest of the money came from property sales and residuals from Taylor's movies," according to Forbes. "After 'Cleopatra,' the star smartly negotiated a 10 percent ownership in each of her films."

Although Taylor bumped Jackson from the top spot, Forbes said the pop star is likely to regain it next year due to steady revenues from music sales and other ventures.

Cartoonist Charles Schulz, who created the Peanuts comic strip, came in at No. 4 with earnings of $37 million, followed by reggae star Bob Marley with $17 million.

Forbes compiled the ranking by analyzing the dead celebrities' earnings between October 2011-2012.

"We count money coming into the estate and we don't deduct for how the estate handles it," Forbes said.

Films stars and musicians dominated the list but Nobel-prize winning physicist Albert Einstein tied with Marilyn Monroe for seventh place, with each earning $10 million.

The 13 dead celebrities on the list earned a total of $532.5 million.

Here is the full list.

Use This Advice To Make Your Commercial Real Estate Ventures A ...

People start investing in commercial properties for a variety of reasons. The investment decisions you make should be based on your knowledge and real estate needs. The more you learn, the more you will financially benefit from commercial real estate. The tips detailed below can help you gain new knowledge, or add to your existing knowledge about investing in commercial real estate.

Before purchasing any property, you should investigate its area to determine the average income level, unemployment rate and whether or not that area is growing. If the building is near certain specific buildings, including hospitals, universities, or large companies, you might be able to sell it faster and for more money.

Maintaining and cleaning commercial properties can be costly, but occasionally it is possible to save money. You should keep in mind that people who own a stake in a property have a direct responsibility to cover its costs of cleanup. The environmental cleanup, plus the waste disposal, can bring on some costly fees. To help avoid these costs, consider obtaining an environmental report for the property. There will be fees involved; however, the savings overall will justify the expense.

TIP! Consider all of the tax benefits when planning on commercial property investment. As with home mortgages, the interest paid on commercial real estate loans is tax-deductible, as is depreciation.

Your first step should be to find the best financing. There are major differences between commercial and residential loans. They are better in a number of ways. While it is often more difficult to get a commercial loan, it becomes more worthwhile when you consider that this route allows you to sidestep personal liability. Furthermore, financial institutions are ultimately able to approve loans in larger amounts.

Feng shui might improve your commercial investing profits when used correctly in the interior design of your properties. If you provide a lot of open space in your units and avoid clutter as much as possible, buyers are more likely to be interested in your property.

Establish an online presence before jumping into the market. Set up a website and profiles with various search engines and social networks. Get your site seen by investing in search engine optimization services. Eventually, you want people to be able to find your site by putting in keywords related to your business, or even your name.

TIP! Before you even start looking for real estate, your business needs should be in line. You should know the minimum square footage necessary, as well as any must-have amenities.

Think big when you think about commercial real estate investments. If you want to get a building that has five units, you need to know that?s it?s no different to manage than 50. Buildings with fewer units require financing just like the ones with more units, and buying larger buildings can actually be cheaper per unit to purchase.

Locate a financing source prior to making any offers on pieces of commercial real estate. Speak with friends and some other investors to make a list of the greatest lenders of your area. Before beginning the task of purchasing a property, take time to research the lenders and choose one who will fulfill your needs. Getting all your ducks in a row can help you get qualified for your loan.

Purchase a piece of property with multiple units. The more units that are in your building, the more money you will get from renters. Some investors won?t even visit a property with less than 10 units, and many reach far larger than that.

TIP! If you are just starting out as an investor, you would be well-advised to work on just one investment deal at a time. Pick a property type you desire to initially start with and focus on it with your undivided attention.

If you are financing your commercial properties, you need to ensure that you have the proper financial statements for both yourself and your business. Without proof of your and your business? financial stability, most banks will be hesitant to lend to you.

Dual Agency

Read the fine print about your real estate agent. Try to beware of dual agency. When dual agency exists, the agency advocates for both parties in the transaction. In other words, an agency simultaneously provides services to both the landlord and tenant. If this is the case, and the agent is a dual agent, this should be known to both parties and agreed to by both parties.

TIP! Be mindful that rent considerations, and future intentions, are key to ensuring a good path for your investment when preparing a new lease agreement. Be cognizant of just how much you expect to charge for rent before speaking with a possible tenant.

Regardless of whether or not you are the seller or the buyer, negotiate! Make certain that your voice is heard, and do what it takes to find a fair property price.

Try to aim large when considering commercial real estate property. It?s not more work managing more units than less units, but each unit can cost less if you buy a property with more.

Real Estate

TIP! Try practicing patience and remain calm, if you are considering purchasing any commercial real estate. You should never rush into a possible investment.

Keep watch for sellers who are looking to get rid of their properties quickly. You want to make sure you find the ones that are highly motivated, especially any who are very eager to make money by selling below market value. Until you find a deal in real estate by a very motivated seller, nothing in real estate can happen.

The introduction mentioned that no matter what reasons you have for choosing to invest in commercial property, you need knowledge to succeed. Use the information you learned in this article to fit your plans for commercial real estate. When you do this, profit and success will be yours.

Dog fanatics will dig Rabid book | The Jet Set Pets

rabid book pamela redmond satranIf the image of a cute dog in a green wig on the cover of Rabid: Are You Crazy About Your Dog or Just Crazy? (Bloomsbury, $18) doesn?t make you smile, then certainly the mirror New York Times bestselling author Pamela Redmond Satran holds up to today?s dog-obsessed society will have you laughing when you read this delightful, new book on how over-the-top we pet parents have become with our fur babies.

Whether you purchase Rabid for yourself or a dog-crazy friend ? you know, the one who totes her well-dressed, purse-size pooch with her to Starbucks, lunch with the girls and the movies ? you won?t be barking up the wrong tree. Satran?s book reminds us that we?ve become a society of dog worshipers, showering our four-legged friends with pawdicures and blueberry facials, doghouses better than some people?s homes, raw and organic food, Halloween costumes for Howl-o-Ween, weddings, doggie daycare and more.

As Satran writes in the introduction of Rabid:

Is it reasonable to bake your pooch those sweet potato muffins she loves, but crazy to turn her vegetarian? Is it normal to have your pet professionally photographed, but crazy to buy ?her dogcentric music ? played via special dog-sensitive speakers ? that you can?t even hear.

To help you judge, we?ve laid out the range of possibilities ? from endearingly loopy to scarily nuts ? on topics from hairstyles to health treatments, celebrities to death. Where do you put yourself? And what about all those other dog people? I guarantee that no matter how crazy you may have gotten about your dog, there?s somebody crazier out there. Much, much crazier.

I can?t ever remember a time growing up when our family didn?t have at least one dog. Sometimes three. But those dogs never slept inside the house unless there was a torrential rainstorm in Los Angeles. And forget about regular grooming! Our French poodle went once a year and was unrecognizable when she returned home all coiffed and ready for her close up. As for their food, well, no way did they eat what I purchased yesterday for my Chihuahua Lucy ? Primal?s Canine Lamb Formula with lamb hearts, lamb livers, ground lamb bones, organic kale, organic carrots, organic yams, organic pumpkin seeds, organic broccoli, organic apples. Uh, I don?t think I need to go on. You get the picture.

Naming my pooch Lucy is addressed in Rabid too.?Satran writes that we don?t call our dogs Rover anymore. Now that our pooches are sleeping in our beds, more of us are ?giving them people?s names as well.

Naturally, I was quite curious about the chapter in Rabid??titled ?How Much is That Doggie? since the sub-chapters include ?The World?s Most Expensive Dog Products? and ?Luxury Services for Dogs,? subjects right up The Jet Set Pets? alley. Rabid?was spot on with the ?Amour, Amour necklace from i Love Dog Diamonds that goes for $3.2 million. Now that?s a lot of kibble.?But Rabid?lists a Louis Vuitton monogrammed carrier for $1,920 and a vintage Hermes Le Chien Birkin bag for $1,250 as the world?s most expensive carriers. Not hardly! Rabid?should have featured Ralph Lauren?s African crocodile carrier that retails for $18,000. And instead of using Balenciaga?s $295 fluorescent calfskin dog leash as the most expensive leash, a $30,000 chain from?Weizhi?would have been the better choice for in Rabid.?Rabid?also commits a huge faux paw by including Pet Airways under ?Luxury Services for Dogs.? The pet-only airline that was once the darling of the industry ?hasn?t operated since fall 2011 and is officially out of business.

Despite the omissions and goof, I still give Rabid?a paws up. There are quizzes (What?s Your Celebrity-Dog IQ), How-tos (create a sweater from dog hair instead of wear a sweater covered in dog hair), fun charts (dogs vs. kids) and adorable photos to complement the topics that make for good dinner conversation. Assuming you?re dining with pet parents.

?

On a scale of 1 to 10, where do you rank yourself on the dog-crazy scale and why? Please share your comment with The Jet Set Pets community in the box below.

We Can't Predict Earthquakes—And We Shouldn't Scapegoat Scientists

Science fiction writer Robert Heinlein once wrote: "Throughout history, poverty is the normal condition of man. Advances which permit this norm to be exceeded?here and there, now and then?are the work of an extremely small minority, frequently despised, often condemned, and almost always opposed by all right-thinking people. Whenever this tiny minority is kept from creating, or (as sometimes happens) is driven out of a society, the people then slip back into abject poverty. This is known as ?bad luck.?"

These words were the first thing I thought of when I heard of the Italian decision convicting scientists of manslaughter. Their crime? Giving "incomplete, imprecise, and contradictory" information a few days before the town of L?Aquila was struck by an earthquake that killed 300-plus people.

According to prosecutors, the scientists failed to warn the little town of the danger of a large quake following small tremors that preceded it. But given that nobody knows how to predict earthquakes precisely, completely, and clearly, what other kind of information could the scientists have provided? ?Small tremors are no guarantee of a large quake to come. (CNN reports that at a meeting the week before the big quake, the Italian scientists called the risk "?unlikely,? but not impossible.").

The most that a scientist can say is that a particular area faces a higher or lower risk of large earthquakes over the coming century, but no one can say when an earthquake will occur. And many earthquake-causing faults still remain undiscovered, meaning that no prediction can be complete.

But there?s a bigger lesson here. The Italian justice system, already in bad odor after the Amanda Knox fiasco, has now made sure that no scientist in his or her right mind will ever give earthquake advice to Italians again if these convictions stand.?If I were an Italian earthquake researcher, I?d be giving serious contemplation to the prospect of relocating. (Four top disaster experts in Italy already have quit their posts in protest.) And if I were a researcher in some neighboring country, I might be reluctant to offer an opinion, lest some overreaching Italian prosecutor call Interpol for my arrest.

That?s too bad for Italy, which is one of the world?s major earthquake hotspots. Italian disaster officials, building-code writers, and insurance companies need the best earthquake advice they can get. But they won?t be getting it now. Instead, they?ll face a run of "bad luck."

I wish that I could write off this bizarre incident as the result of some risible quirk in the Italian national character. But, alas, I?m not sure that the problem is limited to Italy. The Italian prosecution, it seems to me, comes from a combination of scientific ignorance, a desire for security, and for revenge when things go wrong. None of those are limited to one country. (As far as the legality of putting scientists on trial, it?s doubtful a U.S. prosecutor could do it. Of course, I?d have said the same thing about Italy.)

If people understood the science?even at a high school Earth Science level?they?d understand that scientific predictions about earthquakes are at best educated guesses. If people understood that life is inherently risky, they?d realize that their desire for complete security can never be fully realized. And if people understood that the trauma of losing friends and family can give rise to an irrational urge to find someone to blame, they might resist the temptation to engage in the scapegoating that took place in Italy.

In more primitive times, of course, people responded to tragedies like earthquakes, plagues, and famines by assuming that someone had angered the gods or was practicing witchcraft. The offender was identified often by the sort of procedures parodied by Monty Python, and then hanged, burned, or thrown into a volcano. This didn?t do much to address the problem, but it let the survivors feel better, and let the authorities look like they?d done something about a problem that was in fact beyond their reach.

You would like to think that we?ve have moved beyond such primitive responses. But these responses stem from human nature and are only avoidable through education. The Italian convictions suggest that we?re not doing enough.
